Golden Visa

Our Golden Visa service in Spain makes getting residency through property investment easy. We guide you through the process, help with paperwork, and collaborate with legal experts to ensure everything is in order. With our support, you can confidently navigate the Golden Visa application, benefiting from our knowledge and legal assistance. 

In Private Banking we work with all national and international fund managers operating in Spain, so we can offer Investment Funds according to our criteria or at the client's request.

 

Normally, when the client requests the Golden Visa, we offer a Conservative product such as a Fixed Income Investment Fund. Now is a good time because interest rates are still high and we can offer interesting Yields around 3.5% per annum. If, in addition, interest rates fall as expected this year, this 3-3.5% can be increased to 4%, 4.5%, 5%, .... per annum.

Requirements

A visa for short stays or residence is available for non-residents who make significant capital investments, defined as follows:

​

  • An initial capital investment of a minimum of 2 million euros in securities of Spanish public debt, or 1 million euros in stocks, shares of Spanish businesses engaged in real activities, Spanish-based investment or venture capital funds, or deposits at Spanish financial institutions.

  • Acquiring free-of-lien real estate in Spain valued at a minimum of 500,000 euros. For married couples investing jointly, one partner can receive an investor visa while the other can be granted a visa as the investor's family member.

Additionally, the visa caters to those initiating a business venture in Spain deemed of general interest, which could include job creation, a notable socio-economic impact within the project's local area, or a significant contribution to scientific or technological advancement. In such scenarios, a representative nominated by the investor to oversee the project may also be eligible for the visa. Legal entities making investments are eligible, provided the entity isn't located in a tax haven and the investor has the majority of voting rights and the authority to hire or fire the majority of the board members.

Investor's family members who can also qualify for the visa include:

  • The spouse or long-term partner.

  • Dependent children, including adults, who rely financially on the investor and haven't formed their own family unit.

  • Direct ascendants under the care of the investor.

 

Documentation

​

  • Visa Application Form: Applicants or their representatives need to fill out and sign a visa application form, making sure all sections are completed. The form is available online.

  • Photograph: A recent passport-size color photograph with a light background is required. Applicants should face forward without wearing dark or reflective glasses, or any clothing that obscures the face.

  • Passport: A valid passport that hasn't expired, including a photocopy of the biometric data pages. The passport must be valid for at least one year and have two blank pages. Passports issued over 10 years ago are not acceptable.

  • Proof of Investment: Original and copies of relevant documents demonstrating the investment, such as:

    • For unquoted stocks/shares: A declaration of investment from the Ministry of Economic Affairs and Digital Transformation's Foreign Investments Registry.

    • For quoted stocks: A certificate from a financial intermediary recognized by the CNMV or Banco de España showing the investment.

    • For public debt: A certificate proving sole ownership of the investment for 5 years or more.

    • For bank deposits: A certificate indicating sole ownership of the deposit.

    • For real estate: A current certificate from the Land Register on ownership and any encumbrances, and the deed of sale.

    • For a business project: A favorable report from the Economic and Commercial Office in the consular district outlining the project's general interest.

    • For investments through a legal entity: A favorable report indicating the entity is not in a tax haven and the investor has the majority of voting rights.

  • All foreign documents must be legalized or bear an Apostille and, if necessary, be accompanied by a Spanish translation.

  • Financial Means: Documents proving sufficient financial resources or a regular income for the investor and accompanying family members, based on 400% of the IPREM for the investor and an additional 100% per family member. Foreign documents require legalization or an Apostille and a Spanish translation.

  • Criminal Record Certificate: Adults must submit a criminal record check from the past two years from their country or countries of residence, along with a declaration of no criminal records in the last five years. Certificates should not be older than 6 months, unless specified otherwise. For UK records, submit an ACRO Certificate. Certificates need legalization or an Apostille, except for EU-issued documents, and a Spanish translation.

  • Health Insurance: Proof of public or private health insurance from an insurer authorized in Spain, both original and a copy.

  • Proof of Residence: Evidence of legal residence within the consular district or attendance at in-person classes there. Check the consulate's website for district information.

  • Representative Documentation: If applying through a representative, include copies of the representative's ID and proof of representation. Originals must be presented during application submission. Foreign documents require legalization or an Apostille and a Spanish translation.

  • Visa Fee: Payment of the visa fee in local currency at the time of application. The fee varies due to currency fluctuations.
